As a recent visitor to The River's Edge of Oakmont, I wanted to send a quick update as the community grows...
So far in 2018, 4 new homeowners are moving in and we’ve taken 4 new contracts. I am also pleased to announce that residents now have access to EXCLUSIVE AMENITIES located at the riverfront Clubhouse! The fitness center, lounge with stone fireplace, social spaces, fire-pit and swimming pool along the Allegheny River will quickly become the center of this exceptional new community in Oakmont.
The feedback I have received on our Neville Townhome Floor Plan is overwhelming and they are selling fast. As of today, February 10, 2018, availability for this popular home along The Boulevard (in orange) and Creekside (purple) locations with the community are:
Lot #117 - $369,900
Lot #401 - $379,900
Lot #402 - $385,900
Pricing for the next phase of homes, located in the area that will become known as “Hometown”, has just been released. And, Brooks & Blair is working hard to provide more options for the buyers at The River’s Edge of Oakmont. The Lehigh Floor Plans offers a unique opportunity to build a one, two or three story home with a variety of choices.
From 1st floor Master Suite with Courtyard to a 3rd story Media Room and a Covered Deck, your options for an attached or unattached, single-family home are available in either the Grand Allee, Boulevard or the coming Hometown neighborhoods within The River’s Edge of Oakmont are limitless.
For those looking for information on the Celebration Luxury Apartments at The River’s Edge of Oakmont, I’m excited to share photos taken this week to show the progress of the 1, 2 and 3-bedroom apartment homes being finished in our new building, Celebration II:

Needed to sell, but not ready to move
by Lisa Rutkowski / Howard Hanna
LisaRutkowski@howardhanna.com
This is the story of a home that was listed for 77 days before we found our qualified buyer. It begins with my client looking for a new home that did not exist... until it did.
Challenges:
- Marketing the property to target the right audience,
- Coordinating Open Houses and Private Showings,
- Securing a buyer who had the flexibility to work with the seller's potentially extended timeframe,
- Negotiating details of a complicated contract to guarantee that my seller was satisfied,
- Meeting with the home inspector and other professionals at the home as needed,
- Providing ideal comparables to support appraised value and ensure that my seller received the highest price possible for the home,
- Working closely with the buyer's agent, lender and closing company.
"Lisa is very knowledgeable about the market. Lisa was attentive and always available to answer questions and address concerns. She makes her clients a priority, and as a result our home sold quickly. I would highly recommend her as an agent for a home sale or purchase."

Thank you for donating last weekend!
Donations will be sold at the Habitat ReStore in Edgewood, where recycled building materials and furniture are sold at a deep discount. It is a way to keep items out of the waste stream while helping families find affordable improvements for their homes, Cadman said.
O'Hara resident and Fox Chapel Area School Board member Lisa Rutkowski spearheaded the collection, hosted by Guardian Storage along Old Freeport Road.
Her goal was to promote the Habitat Restore but also to repay Habitat for Humanity for all of the goodwill poured into the Lower Valley.
“They worked on a home last summer in Sharpsburg and they fulfill a lot of need right here in our own communities,” Rutkowski said.
A house along Clifton Avenue, more than 100 years old, was rehabbed last summer for a family from Tanzania.
“This community supports these activities, but a lot of people don't know the work lands right in our backyard,” Rutkowski said.
Cadman said the local drop-off site was meant to offer convenience for residents who find it difficult to get to Edgewood. She said the group offers a pick-up service too by calling (412) 271-4663.
Despite the frigid temperatures, Cadman said the drive pulled in wall art, picture frames and other household items that will help stock the shelves at the ReStore, which is open 10 a.m. to 4 p.m. Tuesdays through Saturdays.
There also are special holiday hours from 3 to 7 p.m. Mondays.
“Habitat needs the support of the community, whether you want to donate to a good cause or simply get rid of unused household goods,” Rutkowski said.
“Items donated to the ReStore help fund Habitat's projects in the area, and really make a difference not just in the lives of the Habitat program families but the entire community.”

Community Donation Drive to Benefit the Habitat ReStore
Sunday, November 16, 2014: Noon - 3PM
Guardian Storage
1390 Old Freeport Road
Pittsburgh, PA 15238
SCHEDULE OF EVENTS:
To rally the Pittsburgh community against substandard housing by collecting new and gently-used goods for the Habitat ReStore.
Donation Collection, Noon to 3PM – Volunteers and Habitat staff members will be on hand to collect new and gently-used goods, including furniture, appliances, décor, and hardware for the Habitat ReStore, the proceeds of which allow Habitat to address substandard housing in the Pittsburgh region.
PITTSBURGH, PA ( November 11, 2014 ) – Thanks to the support of Guardian Storage, Habitat for Humanity of Greater Pittsburgh will be holding a community-driven donation drive on Sunday, November 16, 2014 from Noon to 3PM to benefit the Habitat ReStore. Made evident by the many volunteers who assist us in our efforts to address substandard housing (over 3,500 in 2013), our organization is driven entirely by community support: we cannot empower families in need without the compassion and generosity of individuals in the Pittsburgh region.
Fox Chapel area resident and Habitat volunteer Lisa Rutkowski, who is organizing the drive, stated, “Habitat needs the support of the community, and this drive is a tremendous way to help. Whether you want to donate to a good cause or simply get rid of unused household goods, items donated to the ReStore help fund Habitat’s projects in the area, and really make a difference not just in the lives of the Habitat program families, but the entire community.”
Starting at Noon, Habitat volunteers and staff members will be on hand to collect new and gently-used items including furniture, appliances, décor, hardware, and other household and office goods for the Habitat ReStore, the proceeds of which will benefit needy families in the Pittsburgh region. All donors will receive a receipt for tax purposes.
For more information or to volunteer for this event, please contact Lisa Rutkowski at (412) 491-2453 or lisarutkowski@howardhanna.com.
