Another Chapel Harbor Listing SOLD

This is the story of a home that was listed for 77 days before we found our qualified buyer. It begins with my client looking for a new home that did not exist... until it did.
Challenges:
- Marketing the property to target the right audience,
- Coordinating Open Houses and Private Showings,
- Securing a buyer who had the flexibility to work with the seller's potentially extended timeframe,
- Negotiating details of a complicated contract to guarantee that my seller was satisfied,
- Meeting with the home inspector and other professionals at the home as needed,
- Providing ideal comparables to support appraised value and ensure that my seller received the highest price possible for the home,
- Working closely with the buyer's agent, lender and closing company.
When my seller and I first sat down to discuss a game plan, there were a lot of decisions that still needed to be made. Was it necessary to sell before buying? If selling before buying, could my seller stay in the home after closing occurred? What is a realistic budget? What financing options exist? And finally, would I be able to help them find a home that checked all of their boxes? After exploring all of their options, my client ultimately decided that new construction was the way to go. My next step would be to sell their current home.
With carefully selected upgrades such as granite kitchen counter tops, ceramic master shower and surround-sound throughout, I could tell that this home was well loved.
With natural light filtering in through the huge bay window, the seller used the brightest room in the house as the home office and maximized the space. Located on the first floor through glass French doors, dual desks and a large walk-in closet neatly kept every stitch of paper in place allowing the rest of the house to provide serenity to the owner.
Up one flight of stairs and around the corner your eye is drawn to the beautifully kept oak floors shared by the kitchen, living room and powder room. To the left, a kitchen with center island, built-in desk and walk-in pantry, where it was easy to envision preparing meals while friends and family comfortably sat around a table large enough for a dinner party. Moving into the living room, a flat screen television streams sound throughout each room of the house modifying access and volume as desired.
The arc in the staircase continues to 2 bedrooms, each with their own full bathrooms and large walk-in closets. I think everyone would appreciate the convenience of the location of the laundry on this level of the home. On to the spacious 4th floor loft that anchors the soaring cathedral ceiling and dormer windows in the master suite.
Every transaction is unique, buyers and sellers don't always come to an easy agreement. Prior to finding our buyer, there were offers made but with terms that did not work for my seller. I found a financially qualified buyer, willing to pay the price that we asked for the house, and with the flexibility to allow my seller time to find another place to live while their new home was being built.
